More opportunities projects in the North

Nation building via learning and being the best in business

Really you should not have a sense of comfort nor stay in your comfort zone.  My mother, the matriarch of business then said that your business should be compact and can be reached within 10 minutes of your waking up.  Had this post complied with this, we would have been out of business decades back.

So in the trip last Thursday these were the business opportunities:

1.  Presenting  LOI for receipt to the owner of the land for a 4.6 project.   We have to show the JPA and CTS

2.  A 4 hectare developed  project owned by a Lendng investor, located in a lst class municipality located next to the queen city of the Province

3.  A 10 hectare property located the bridge of the queen city

4.  A 4.4 hectare project in the Western part of the province.  Just needing to close the paper works  for the right of way.  JPA has been signed.

5.  5 hectare expansion of a 7  hectare mem project near the existing one we have built

5  Funding opportunities:

    1  From a priest who loves projects and business  P5M
    2.  From a govt employee who is looking for investment   P5M

This post hopes to seize, close 80% of these so that 1.  jobs may be created;    2.  towns appearance will improve,   3.  generate more taxes.   4   generate more jobs and employment

Business consultants less valuable than medical specialists?

This post was a GSB professor and a businessman.  However, the experience with other group of professionals was not very pleasant.   A cousin specialists asked me to accompany  her in business deals.  She however charged my daughter a pf when she consulted the latter.

Another releative likewise invited this to a dinner, talked about their business problem but charges me for the check up

Just the other week end, had talks with another specialist and was seeking ways to turn around his failing business.   But we did not talk about fees.   How come?  He was shopping around

First Principles and business model, wtdn for business opportunities at the North



1.  First principles:

    1.  You must have higher purpose if you are go to expand business.   Just shooting for money stunts business growth
    2.  Its not about more money:  but building a system, and using your mental capital that counts, that mean more rather than having more php
         
    3.  Money velocity is more important than the quantity of money
  (Kuwento:   In a town where people were indebted to one another.  A wealthy man deposited $1,000 to the hotelier for him to get a great place to stay.  Immediately he paid the butcher who owed him $1,000 for the meat delivered, and butcher paid the farmer, to whom he likewise owed $1,000 who immediately paid the trucker to whom he owed $1,000, wh in turn paid the hotelier to whom he owed board and lodging.   The wealthy man changed his mind and got back his deposit.  Nothing was gained or lost, but the debt was paid)    
 
      Each of transaction increased economic activity but m0ney being utilized is the same.   Money velocity though is x 4


    4.  Love connects matter to persons and persons to persons.  We cant go by the matters, physica and chemistry alone..  You must have passion for life, and for the
         business.  You must be aman for for others.  No love (passion) no big business
    5.  Discipline, knowledge, determination are key ingredients for business success
    6.  You must build a business that is exceptional, that is amazing so that the product sell by itself.  From zero to one.   If you build a me too product, its 0 to n.  A me too business will not last long

Hectic day today; coming across several business ideas

It was a busy day today;

1.  Discussing with the administrator of 33 hectare Laguna property re farm lot cum tree farming (high value) 

2.  Discussing with a marketerbroker:

     1.  Getting an owner of 3.9 hectare property for a memorial park JV project
     2.  Marketing a 3.2 hectare TD for great commission

3.  In NL a jv for a memorial park with 220,000 target market, 5- 6 km from neighboring first class municipality.   



    


A new real estate business concept/model? Real estate with agri business package (a blue ocean concept?)

We are real estate developer.  Thats our day job.  We have developed residential subdivisions and memorial parks.

Last month, parcels of land were presented to us and we visited the sites:   a 7 hectare  forested parcel of land in  neigboring province, and another 33 hectares also in the same province.

The following were the initial findings:

1.   7 hectare.   Its overlooking the lake with hudnreds of fruit bearing trees, about 5 kms from a famous church, and from the falls rapids.   Its in the middle of nowhere.   Possibilities:    hospitality business,  farm lots

2.  33 hectares    about 5 km from a famous church, near the lake, near a recently constructed filtration plant of water company,   Also in the middle of nowhtere:   far from the market.  The owners are dead and subject to EJ.   The other developers who were ahead all ready made option moneywhich they forfeeited (having failed in whatever they wanted to do).   There is a sort of initial resort development in the area.  Possibilities:   quarrying  or socialized housing.   However these are long shots because there is no infra project that is happening near the site so there will be quarrying operator takers and for socialized housing, we stil have to look around.

Another possibility:    farm lots (and there are plenty) priced at P2k to P3K.  But there are plenty and many have been burned by the sirens songs of being a farmer in remote mountains or dale.  What can be unique, main value proposition.?

Environmental/opportunity scanning.   As fate would have it this post saw vids on preceious woold businesses:    unqiue flowers, tree farming and a fragrance source tree farming.    A video said that a tree could yield 1 kg (3 to 5 max) that can sell for P50,000 kg per kg.   And at 4m x 4 meters distancing, we could plant 800 such trees and that means a hectare can gross P40,000,000 in five years when we are ready yielding resins for the tree.  

Then there is this company  led by a former doctor, a surgeon, who will looking for plantation partners and they will take charge of the value chain:     seedlings, farm technology, inoculation and marketing for a 40% share of the revenues    Not bad    Thats still a 24M in five years.   And for a hectare and you sell 1,000 sm each, thats still P2.4 million ROI per 1,000 sm.  Now if we sell 1,000 sm for say P2,500/sm, the buyer earns about 95% roi, quite a main value proposition.   Thats a lot of ROI considering that he may buy on installment

New business concept:    farm lots cum attraction cum business 

             Target market:    investors, tourists, real estate buyers

              Product concept:    Farm lots (like Farm plate in Daraga.

              Features:


              1.  Commercial:   food, coffee shops, pasalubong, even beer house

              2.  Key tenants:   a farm resort with spa, swimming pool, staycation hotel and resto
 
              3.  Attraction:     colorful trees and flower farm, with fees for say _______P50.00 per person
                
              4.  Main businesses:    tree farms:   timber and fragrance trees

                  with tie up with the good dr.   

             Distribution, land use:

              Roads:                20%

              OS attraction:    10%  (flower farm, like cherry blossom, madre de cacao) or even a mini zoo

              Commercial :      5%

              65% x 33 ha =  21.45 hectares.    x 3 k = 643  x 40% to landowners  = 257,00,000 =  778/sm return   

             This can be applicable to:   the 7 hectare in same province, a 3 hectare in this province that is overlooking.    

             For my uncle who has hundreds of hectares in a Region 3 province overtaken by illegal settlers (which they can not touch such business concept can be applied).  Enter into a contract growing with farmers who will say be paid 60-40% on straight gp sharing  for free farming, or 70-30% if paid on salaries.   At the same time this is going to be good politically to their in law who is a board member

Its campaign  time and most likely this measure will mean more votes for the members of this HOR.  However iit does not dwell among the ones who will bear the burden;   its so easy to pass the measure wihtout the consent of the stakeholders.   Most likely:

    1.  It will cause the demise of small scale and medium enteprises.   At this stressful business environmnet:   inflation, shrinking markets, unstable situation, many can ill afford to survive if at all pay these wage hike.  That is why we have wage board.   This is a hefty  P5,000/month wage hike per month or P65,000 per year.  And if you have 100 employees, thats a whopping P6,500,000 a year, a number that  many cant afford.

   2.  Inflation.  Most likely the manufacturers, producers, traders will pass on the additional burden adding upon layers of price increase in the supply chain:   producers, traders, truckers, middlemen.   We end up with nothing.  Price increases will eat up the gains in wages.

All ready there are allegations of wrong doing in the budgetting process:   insertions, ayudas that really campaign kitties of incumbent senators and congressmen running into billions and now this:   grabbing benefits/more ayudas from private sectors.

Its not easy earning money in business.  It takes hard work, diligence, blood, sweat and tears,  And it all it takes is a stroke of pens to end all these economic activity to help build the nation

Loss of drive by business partner in the Visayas

Looking forward to the future of business

Last Monday and until yesterday, we were in the Visays to visit our joint venture project in the Visayas.  
We have to see with our two eyes our preparation for the Nov 1 date where people see our project.  It is unfortunate that as usual,, our officer and people, being unsupervised (not visited ) commit the proverbial when the cat is away.

What is saddening is that our partner who is there in his 80s, lost interest in his old love - politics and in his sideline - business because his children are abroad, and his lone son with his his present wife, is having difficulties in his attention and is not serious in his life.

Should we continue with the business or divest?

87% tax to businesses in California? That is why many businesses are on exodus to other states!

Looking forward to the future of business

87% tax for businesses?  This could destroy businesses in the fabulous state of California.  No kind of business will survive under that environment.  Couple that with high crime rate, high minimum wage, homelessness.  It is certainly not a good place do business anymore.   Top names like Google, Tesla, McDo is also exiting California

All of a sudden our business environment looked so friendly and enticing.   This is even more attractive to export processing zones and free port (as in Subic)   Its time to send trade missions to California to invite them to do business here.

One time I was invited to do a business plan for a meat plant in California which the local family bought for a hefty sum  I advised them vs the idea.  Instead to just export to Asian and ME countries which could achieve the same volume

What will happen to our kababayan in California?   Will California still be the state that has GDP second only to the USA? 

Why has California transformed to be a dismal place for business?  Can this still be reversed?

Accelerating creation of wealth by entrepreneurs by creating money

It was an advantage that this post did not take up business courses while in the undergrad.  I did not have to be bound by business traditions and practices  It was a clean slate for me when I started wading into the business world

Our foray  into  öur business was a thrift bank.  While my mother spent almost 20 years in the rural banking as a cashier, the putting up of a new bank with existing competition was an entirely a new ball game.  

Aside from the secret of success as hardwork, keeping your word, and knowing your goals, one of the most important secrets that I learned is CREATING YOUR OWN CURRENCY (money)  


1.  In the banking system one thinks that the best way to grow is gather deposit. One thinks that banking is like having a piggy bank that you fill up with deposit.    It does not happen that way.  The best way to grow is to create credit  to lend.   Lending creates money so many times depending on the reserve requirements:    x10 if reserve is 10%   5x if reserve is  20%.   Thus with the rural bank, having P1 million deposit, we would most likely to guess that we will get only a fraction of that deposit.   But we ended with P5 million deposit after one year.   And five years after, we had P100 million.

Most of the money in our economy is created by banks, in the form of bank deposits – the numbers that appear in your account. Banks create new money whenever they make loans. 97% of the money in the economy today exists as bank deposits, whilst just 3% is physical cash.

2.  We utilize this powerful tool of capitalism to create wealth from nothing.    The central banks have about P10 b in capital, but becomes a platform to trillion of GDP, loans and currency in circulation

      Central banks create funny money.    When they lend money to banks, (under a rediscount or
      repurchase agreement, they simply Dr. Loans, and Cr.  Bank Deposits to their reserve account
      No money changed hands, no actual money was sourced by the Central Bank

     Thus China CBs were smart.  They created loans from nothing and bought  commodities, oil
     and coal, and or other blue chip companies, and in the process increased Chinas wealth, In the
     country behest loans drained the resources of our Central Bank (case against Marcos)

3.  Firms like the SM group use this seminal idea to speed up their growth.   Its growth being limited
by limited spending power of consumers,  SM embarked on selling POs through agents, dealers who were given 5 to 10% discount for financing the said PO.  They were payable in 2 mos.  POs radically increased sales volume of SM and their affiliates.

They replaced this later on with their purchase of ACME bank (now BDO) which offers more convenient credit cards.

4.  Car companies and dealers cant boost their sales without installment sales, and car loans offered by banks who are cobranding with them

5.  For our business group:

       1.  We created real estate companies partially with equity from the bank (allowed by PD 71 and 72)
          and loans (properly secured)

       2.   We bought properties under contract to sell (with partial  dp)  through the created real estate
          companies

       3.  We created PN via the  Contract to Sell (another money creation)  Had we gone a step further,
          we could have borrowed against these contract to sell.  The sales proceed were deposited with 
          the bank

      4.  Or we required 30% dp, the properties were mortgaged wth the bank for the balance.  (These
        were choice properties located along the highway in front of public market near the church
        The 30% dp and the proceeds of the mortgage were deposited with the bank.  This caused
        ballooning of deposits and assets of the bank, and of the real estate company

6.  That is why, Japan through JICA and US through USAID finance road constructions and other
     worthy projects.   They do not only help develop the markets for their home country products
     but generate entrepreneurship in the donee countries.  When there is entrepreneurship, ,there is
     progress.

7.  That is why we also established lending investor company  (to lend to our market) and foundation to
      emulate this business model of Western Countries.  They worked.

One can see a surge of many start ups and new businesses format in the country    we deliver, fintech, food stall, coffee shops, snack bar, glamping, camping, bike tours destination 

Many have been agile and flexible.   The number of new enterprises is not known,   This does not include many form of scammers and crimes:   investment scarms, romance scams, selling scams which are nothing more than illegal way of raising funds for their needs.   Scammers are more numerous than ever. There is a surge in the number of Doctors Hospital which saw private sector improving health services (which was normally the responsibility of the govt)

There are many factors contributing to this:   like efforts of DTI to promote entrepreneurship, Go Negosyo which is now Cabinet post,  franchising, many new business consultants.

But this post is happy to have been part of this movement:

1.  Teaching entrepreneurship in a grad school of business for 13 years (despite other opportunities to build business)

2.  Striving to have business branches to be a success and be a model for service and excellent operations

3.  Posting ppt at Linked in (about 50 of them for free)  I noted and  it was admitted by a professor that
he based his lecture on business admin on these ppts.  The views on this ppt at Linked in (Slideshare)
have thousands of view from here and abroad.  Some of the ppts have nothing similar in the net.

Its the businessmen and entrepreneurs who create and deliver value - not the government, not the central bank or banks

Many people gravitate towards the government, the central banks and banks currying favor. They think that value and wealth from the economy  are sourced from this pipeline.  Its the entrepreneurs and the businessmen who create value, deliver and capture these.  The business develop this in their business model canvass known as main value proposition.

A banker friend who shifted to cement manufacturing told me that when he became a manufacturer, that is the time he recognized the work and effort of businessmen in nation building.  He was a banker for a long time.   He realized that bankers simply lived off the hard work and wealth creation activities of producers and manufacturers.

Many of us like  the social welfare:    jobs, free hospitalization, education comes from the government,   Its not true.  They come from taxes paid for by the businessmen. Therefore, the govt must befriend businessmen and support them.  They are the goose that lays the golden eggs.

One such govt that failed to recognize this was Venezuela who in the interest of socialism and nationalism nationalized many private businesses.  Now the country is in jeopardy, running deficits, huge unbelievable inflation rates,   borrowing heavily because the tax base has been diminished by the nationalization... Think about this...

Now this country is experiencing emigration to US and civil disorder. There is widespread poverty and famine

Contrary  to popular beliefs that a business is out there to make profit\ for the stake holders, the real primary purpose, according to Peter Drucker is to create customers.   Everything about the business -  production, finance, logistics, etc should be customer centric... How to make the product responsive to the customer wants and needs, finance to provide easy and convenient financial package for the customer to acquire the products, SCM how to make the products reach the customer fast and in undamaged condition, office to service the account well, and office staff to provide unique customer experience.

Start to worry:

1. When you do not have prospects;
2. When the number of staff exceeds the number of sales;
3.  There are many customer complaints...

Muster the energy and the team spirit of everyone for superior customer experience..  Be sure  you are tops in that area...

Profit is the score, is the reward for giving superior customer service.  If you think about this, your success in business is assured.

Many companies in seeking tops strategic move, think of complex matters.  Tops should be the company, the product  the customer and competive situaition.  Is your product serving the customer well, are you selling superior product (better than competitors)  Are you making it easy for the  customers to buy from you at affordable cost


A well known FMCG company taking advantage of the RORO overhauled its logistics business.  Aside from outsourcing, it reduced its distribution centers to only 3: one in Luzon, one for Visayas and one for Mindanao.  The cutting of DC removed delays in transshipping goods from so many DC.  From the factory and DC, the following day, the products can be shipped in 24 hours to any point from Luzon to Visayas, and Luzon to Luzon and Mindanao to Mindanao, assuring freshness of the produce (shelf life).  and reducing losses from expired (Back Order)  products.

Everything starts and ends with the customer

Focusing on a business you know best... what: memorial park? Teaching at Grad School?

Could not tell which path should have I taken:  teaching (where I spent about 13 years) and stalled the businesses or even neglected some of them, or the business path.

In the mere 3 years that I am out of teaching, these were the things I was able to accomplish:

1.  Bought a memorial plan company which we have renamed to the same brand;

2.  Started a new business model  C3 a one stop shop concept:   complete with plots, interment service, funeral service, cremation and columbarium.  Have started this in Calamba  Pangasinan, and planning too in Morong and La Union.

    As a support to Number 1, we are planning multi chapel rooms Class A, a la Heritage

3. Have bought a site initially for another NL memorial park for 4 hectare, we are consolidating for another 5 hectares to make this 10 hectare.

4.  Have started expanding 11 hectare to our existing 5 hectare project....Our partners are happy.

I wanted us to be at Forbes list of at least $100 million.  We are almost there still 50% off he6

However in the 13 years of teaching, I should have touched the lives:  hearts and minds of many young executives in the two subjects I focused on:   entrepreneurship and business leadership.  I must have terrorized scores of MBA candidates at final strama by asking them pointed and difficult analytical questions.  Not quantifiable results.... But matindi long term din and effect?

Doing business with China is a double edged sword

We have heard many glorious stories about doing business with China;

l.  There is a great variety of products that can be made as per your design or order.

2.  They are cheap or they can be made as per your specification:   cheap, mid priced or premium

3. It is also a large domestic market.  We have heard of stories about Western car manufacturers selling a huge number of their vehicles to China, although they were required to set up plants in China. I knew of sound equipment manufacturer who said that their PHL market is only 200;  their China market  - 500,000

The China downside:

l.  Intellectual property theft;  China courts and or confucian ethics is ambivalent towerds IP rights. Are you aware of the third shift production in China?

2.  In case of economic meltdown, China could take the rest of the world with it:

       l. To save itself, it will have to liquify its foreign holdings causing collapse of financial and stock markets worldwide

      2.  Or have fire sale of the commodities and finished products it has to liquify its assets, and in the process start a world wide deflation.  Either way it is bad for the world economy.
 So how do we deal with China and/or protect ourselves from the China juggernaut (or armageddon?)
