More opportunities projects in the North
Nation building via learning and being the best in business
Really you should not have a sense of comfort nor stay in your comfort zone. My mother, the matriarch of business then said that your business should be compact and can be reached within 10 minutes of your waking up. Had this post complied with this, we would have been out of business decades back.
So in the trip last Thursday these were the business opportunities:
1. Presenting LOI for receipt to the owner of the land for a 4.6 project. We have to show the JPA and CTS
2. A 4 hectare developed project owned by a Lendng investor, located in a lst class municipality located next to the queen city of the Province
3. A 10 hectare property located the bridge of the queen city
4. A 4.4 hectare project in the Western part of the province. Just needing to close the paper works for the right of way. JPA has been signed.
5. 5 hectare expansion of a 7 hectare mem project near the existing one we have built
5 Funding opportunities:
1 From a priest who loves projects and business P5M
2. From a govt employee who is looking for investment P5M
This post hopes to seize, close 80% of these so that 1. jobs may be created; 2. towns appearance will improve, 3. generate more taxes. 4 generate more jobs and employment

Hectic day today; coming across several business ideas
Looking forward to the future of business
It was a busy day today;
1. Discussing with the administrator of 33 hectare Laguna property re farm lot cum tree farming (high value)
2. Discussing with a marketerbroker:
1. Getting an owner of 3.9 hectare property for a memorial park JV project
2. Marketing a 3.2 hectare TD for great commission
3. In NL a jv for a memorial park with 220,000 target market, 5- 6 km from neighboring first class municipality.

Promoting clarity, memo to solve organizational wrinkles
Looking forward to the future of business
This memo was sent to a group being organized for a business opportunity. But power play and selfishness is pulling back/down the group. We wet with them, and documented the proceedings:
The following are the observations and my minutes of the recently concluded "mahalagang" meeting which was must be communicated in writing to the concerned party to stop further misunderstanding and negative vibes in the venture: :
1. Conduct of meeting:
When there is a meeting, parties must observe the Rogers rules of order. Isa isa usapan, no interruption of somebody who has the floor until finished and recognized.
Proper privilege motion must be recognized when leaving the meeting which is disrespectful.
All agenda in meetings shall concern improvement and betterment of the business. AND SHALL NOT BE NEGATIVE NOR SHALL THRASH EXAGGERATE ISSUES THAT ARE MINOR
The tenet of Rotary applies:
1. Is it the truth?
2. Is it good for everyone concerned.
It was evident that some discussions violated these
Ano ang "mahalaga"? That which is valuable to the progress and growth of the venture. The main issue, ranting of the parties did not adhere to this definition
And in the future shall not be allowed to continue
The meeting demoralized the marketing staff concerned and threatened not to push through with the plans
2. Rights and power of the owner:
1. Past discussions and arrangement - Are all applicable had the promised loans to the principal Mr. FF materialized: structure of sharing and rewards: P10-20M from JD, and or P200K from the latest. We are all aware that the deal could have fallen through had Engr FF provided this own funds
The event terminated all previous discussion and promises, the very own promises of brokers who promised funding having been broken and/or unfulfilled
Therefore the project and the enterprise all belong to Engr. FF, and his decision alone shall prevail. No further mention of equity or % sharing shall
be mentioned because the concerned parties failed to deliver the key resource - funds.
That EFF instructed key personnel of his own choosing shall not be cause for alarm and or display of power and selfishness, nor should be an agenda
for meeting with the owner. And questioning that after it was declared as such is all ready a disrespect to the owner EFF can make appointments based on his judgement of competence and loyalty of the personnel
Engr EFF decision is his and his alone and every one in the room shall obey and observe such decisions
Engr EFF has the right to make such decision and the owners must respect the agreement the JPA signed in accordance with Section 10 and 15 of such
document: that he can conduct marketing activities, development after signing
It can no longer be a WE. Some parties failed to be part of the WE and do not seem to feel responsible
The grant of right of way expansion has yet to be completed. Such land is not available for acceptance to DHUSD the ROW still below the 10 meters wide
threshold. The requirements of the land owner to provide the ROW is not yet complete and the owner must attend to this soon

Opportunities abound in Region 1 - its no longer at Region 1V
Looking forward to the future of business
We recently took a trip to a province in Region 1. Vote rich.
The TIPLEX ends at the this province.
Some opportunties noted were (in this particular province:
1. An economic zone in a City with
2. A diviersion road being built
(At diversion road in Urdaneta, many new busiensses have been built.
3. Lots available for solar farm near the grid, at an unbelievable price;
4. Solar lamps, pumps, at prices that are 10 to 15% lower than exhibits, and previous offer.
P21K ang 80 watts with 6 meters pole (Sa kanila 6 meters pole + 180 watts less than P20K)
5. Memorial park projects, partially built that are for management and or jv.
Another one in resort town. With permits all ready.
I concluded that the opportunities are no longer in NCR or MM. These are growth areas Couple this with publicity for this province due to Pogo hearings, Closeness to China too.
We should not just stay in our offices houses waiting for opportunities to come

Lack of storage facilities and logistics cause of problem in onion production a business opportunity
Looking forward to the future of business
A ranking regional officer of a government department was being interviewed this morning regarding the onion smuggling and status of onion production in an island province. Again the imbalance in production and marketing, logistics resulting in destruction of the produce.
The cause was in 40 years the same: incomplete logistics and lack of storage facilities.
This is seen as opportunity to put up storage facilities so that the farmers can wait for the best prices The officer of the said office must be trained to 1. To think outside of the box of the agriculture things, 2. To grab resources that are beyond the scope of govt budget 3. To enlist the assistance of private sector
So maybe we can help the govt solve the perennial problem?
Three masteries needed for business success

Many are led to believe that to succeed in business, you need:
1. Plenty of funds - plenty of capital, borrowed capital,
2. Plenty of luck - feng sui, blessing from Patron saints, amulets, your lucky day or year
3. Hustle
Indeed that seems to be the common knowledge and tactic. Just this morning at the pan de sal store, there were talks about an altitude challenged businessman who tried to build 2 more restaurants in the town. (He has a big restaurant along the highway). But the two - one in the poblacion, one in noted subdivision did not survive long)
Indeed the grad schools were right You need three masteries:
1. Mastery of self
2. Mastery of the opportunities
3. Mastery of the enterprise
Mastery of Self Not all can be entrepreneurs. If all were, then there would be no buyers. Only 2% can be entrepreneurs. And even then, not all are born. but are to be shaped by education and more long long years of experience Many lack the courage and leadership and determination to pursue a business concept or plan. You many have wrong reading of opportunity But you persist and are determined you may succeed. You may not succeed if you are busy with Jaycees, with Rotary or Lions. Your energy is not focussed and is dissipated.
Determination and persistence alone are omnipotent. Parrots Ray Kroc (Michael Eaton) of McDonalds Says Calvin Coolidge
Mastery of opportunities. You must learn to trust marketers, product researchers and yes surveys. If you can not afford it, do a due diligence which can take the form of Focus Discussion Groups (prospective customers) who could advise you on the feasibility of the venture. You may propose to enter into restaurant business You only have 3 tables but break even is for 6 tables (You only have customers during lunch and dinner. The computation changes if you have take out or delivery services)
Mastery of the enterprise. This is continuous and never ends. When you wake up in the morning you think of nothing except the improvements you can introduce into the business and or the problems that you need to solve, and a long term solution to eliminate or mininize the problem. When you stop doing
this the business stops and collapses.

P1 B worth of opportunties on a single night - outside of the office

Many executives sit behind their desks hopefully thinking on how to improve their businesses or get a deal.
Peter Drucker emphasized that opportunities and results exist outside the business and therefore must look outside their respective offices.
That is right. A President of a real estate company invited me to a dinner and agreed to a restaurant which is merely 150 meters from our office along a well known highway. While in the restaurant I spied the owner, a self made millionaire, but lacked formal education in business. His children are all abroad gainfully employed and owns business in furniture, trading, real estate, resort and restaurant. The real estate Prexy and I listened to his stories especially his trip abroad, his near brushes with Kuratong Baleleng KFR and his struggle early on. While on the discussion some opportunities were opened up:
1. He owns some 68 hectare of land in Laguna and he is going to sell them as he is getting old
and his children wants him abroad. of the 68 hectare, 8 hectare is flat and can be a memorial park.
He is a member of a MM city Rotary and his members are multi billinaire
2. He has a friend who is into real estate brokerage, He broker appeared afterwards:
1. She has a listing of at least 600 hectares of property in Botolan Zambales, which has silica
lahar and boulder deposits. It is only priced at P25.00/sm. = P150,000,000
2. She has a listing in Cavite along Anabu Imus 7,000 sm with asking price of P30,000 /sm or
a P210,000,000 possible deal
3. Another 2,000 sm with long frontage at P7,000/sm P14,000,000
3. Our private discussion was about a 5.1 hectare property developed and unsold subdivision property
with 300 individual titles, asking price is Pxxxx/sm for a total deal of xxxxxxx.
50% of the project will be sold for P1.5 million for economic buyers (the bait)
50% of the project will be sold for P3.2 million for B market (for vacation homes because it
is a housing with a view.
There is another alternative of a 10 hectare project with unit cost of land that is 80% lower and
promises more units and more GP of say P1M/per unit
The total revenue for this will be P900 million (nearly a billion) That is over a billion business
in a roadside restaurant.
We may not be aware of deals being discussed in a restaurant.
Who says our country is poor and opportunities have passed us by..
To be witness to those B projects is a great opportunity and I am grateful that these things are passing my way. To be a billionaire is not far fetched any more

Observations/analysis of a strama defense on a FMCG multinational business unit

I was surprised that I was invited again to sit at a panel of strama defense. For unknown reasons, I was never invited for almost a year. Well, some of male professors have been notorious for being critical and strict with many defenders. And for right reasons: we want to ensure: the quality of the GSB, and we want the student to proudly carry the title "Master" The school has been branded as diploma mill for GSB.
Today I am back to my element. While I gave passing grade to the student these are my observations:
1. He discussed a business unit, a multinational engaged in FMCG distribution and marketing, which in reality does not have degrees of freedom to implement the strategies. I thought the paper was on a SBU? He did not even mention the legal entity of the local business unit? or the business model. He mentioned such limitations as:
1. Carrot and stick system of reducing AP because of flat, declining sales
2. The marching orders are from the regional head/office;
3. He blames the corporate stock outs for this problem, and I told that for a year or two that could have been corrected; something external is amiss?
I thought that only strategic business units are subject of strama.?
2. The student had audicious goal of achieving x number of billions of sales as his vision/goal for the next several years, yet:
1. He could not clearly explain why the sales was flat. He blames corporate woes including lack of correct execution; but that would not sufficiently explain the flat sales
2, He portrays the competition to be medium from several quarters and yet the sales does not keep up with growth of the economy and other external factors. He failed to mention such developments as: cheap substitutes, other product substitutes for feminine hygiene, and other developments in health care. His mindset has been strictly pharma: there are many alternative medicine that it may be eating into the market share. (I informed him that I write on this topic Cheapcures) He and his company may not be seeing reality and these changes.
3. Consistency in the paper:
1. Growth opportunities/large markets were presented as beauty care, OTC, and yet were not present in the EFE, and thus in the strategy. Thus his plan revolves on the products that they have sold before etc., same old story, me too strategy.
2. For the IFE he prides the company on high engagement of the people, good culture, and yet states that the internal strategic issue has been that of correct execution which are rather inconsistent.
I hope the professor in charge has the paper corrected and rewritten.
What has that strama paper achieved for the business and economy? Not much I guess:
1. Since this is not an sbu, what the regional office has dictated will be followed;
2. Since the opportunities were not properly addressed, the x billion additional sales will find difficulty in the achievement. The competitive pressures are not like wise addressed as well as increasing cost of sales channel.
3. For the internal strategic issues, ie that there is a need to address cooperation and coordination (and the student prides in saying that they have strong adherence to corporate culture) and which is not addressed strongly, the problem will persist, execution will be a problem.
4. Nothing new was presented except incremental improvements (I was hoping I will be surprised amazed).
At the end of the day, we passed a student who knows how to use strategic tool, but who did not create something new, nor made a dent in the universe.
He did not rock the boat

Today is a lucky day; plenty of opportunities

Yesterday was 7.7, 2013 (total 6 my destiny number, this is my year)
Do I believe in luck and numerology? May be yes and no. Yes, because we need all positive thoughts to become successful; no because I believe that nurturing connections, being good, being skilled and sharp gets you ready for opportunity.
Today, these were the opportunities for me:
l. Cheaper and new equipment for interment; we can buy here instead of importing from USA;
2. Three memorial park sites in the north, all in heavily populated areas;
3. One memorial park in the north that has conflict but which we believe we can manage and sell well.
4. One subdivision site in MM only for P3t per square meter.
Wow. The Lord has been kind to us if we can get them.
We also encouraged the one who is brokering this, who was left by her husband to go back to construction.
We encouraged our OIC who has been given ORC benefits to look into these

Lakeside Park Project of Mayor GVC - What are the Opportunities
Promoting Entrepreneurial Revolution
Mayor GVC has been agressively developing the Lakeside park: there are new civil works being done to control flooding, the jogging lanes were rebuilt after the lake flood destroyed the jogging lanes, new lights were installed to rehab the park.
Lately, there is an upsurge in the number of joggers and visitors. The park is crowded on weekends (and from the pictures even on weekdays) The hot and humid summer temperature is contributory to this.
Again we ask, what are the opportunities available at this park development (not counting the civil works contractor)?
What can the public sector do to encourage entrepreneurship at the park.?
The port is being fortified and rehabilitated
The cart vendors, tricycle operators are having brisk business
The road leading to the Lakeside park
Picnic/snack grove; it is for free, food stalls to the far side
A Bulalohan, restaurant is being built to serve the increasing number of visitors
There are playground equipment, jogging lanes benches
Stairway leading to the lighthouse tower
Crowd drawer - stunning sunset views

Congratulations to Mayor GVC. This contributes to the physical and mental health of citizens of this town, and their longevity.
